Sometimes it is difficult to determine what to pay attention to when you are at the start of your search for a dream home in Valencia. We would like to give you some tips:

  • It helps to call on a local English speaking (purchasing) agent. Even if it is only for the language, selecting suitable homes and for the administrative arrangements of the purchase. Always read the reviews and customer experiences of buyers who preceded you in this process.
  • We do not recommend purchasing a home in Spain through a bank. It is true that the Spanish banks have a large stock of homes due to the many bankruptcies, but these are often dilapidated buildings that were built with not the best materials and have sometimes been empty for years.
  • Think carefully about whether you want to go for new construction or an existing home. There are pros and cons to both options.
  • If you are looking for a first-line apartment or a villa with a sea view, you will logically always pay more for it. We recommend that you take a few tours inland to feel and experience what it is like to be a little further away from the sea and thus possibly buy more house for your money.
  • Is the second home in Spain mainly intended as an investment? If you would like to make a return by renting out your apartment or villa as a holiday home, it is interesting to ask us to look for projects that offer rental services. This way everything is arranged for you and you don’t have to worry about anything.
  • After the Spanish crisis, taxes in Spain were increased. For example, VAT on new construction has been increased from 4 to 10%. Make a realistic approach to all costs. Also take into account all additional costs, such as buyer costs, notary and lawyer costs and maintenance costs and homeowners’ association costs.
  • We would also like to tell you: never purchase without a good, local and independent lawyer. It would be annoying if you were faced with surprises afterwards.
