The legislation in force for real estate agents in Valencia applies to the entire autonomous region of Valencia (Comunidad Valenciana), which includes the provinces of Valencia, Castellon and Alicante. This legislation is also in force in other autonomous regions, such as Andalusia (including provinces such as Malaga, Almeria, Seville and Granada) and Catalonia (including Barcelona and Tarragona).
This law regulates the profession of property agents in Valencia and requires compulsory registration for activities related to the sale and rental of real estate.
The registration and certification for estate agents in Valencia, means that not just anyone can call themselves estate agents anymore. Because there was no regulation before, a jumble of self-proclaimed estate agents appeared. With the new legislation and thanks to the trade associations, there will be an overview of which estate agents are professional and skilled.
Exactly what an estate agent has to comply with varies from one organisation to another, but broadly speaking it comes down to the same thing.

Besides the required registration and certifications, there are also industry associations for estate agents in Spain. Each trade association has its own code of conduct and they offer training courses so that the estate agents’ knowledge remains up to date and kept on top of the latest developments.
This is a central and public register in which all authorized estate agents are listed. All estate agents and other persons selling properties in Spain in the regions of Andalusia, Catalonia and the state of Valencia must be registered here.
Anyone not listed here is therefore not recognized and does not meet the legal requirements. Should these people sell houses anyway, they will be subject to heavy fines. Registered estate agents can be recognized by a red vignette, which they must display on their website and in their office, showing their registration number.

API España is an important professional association for estate agents in Spain. It was founded in 1951 with the aim of promoting professionalism and ethical standards within the Spanish real estate sector.
API España establishes strict professional standards and codes of conduct to which member estate agents must adhere (a kind of NVM or BIV). The association has a certification programme for estate agents, under which those who meet certain criteria can earn the title “API”.
To obtain an API title, estate agents must meet strict requirements in terms of education, experience and professional conduct. They must also have professional liability insurance and adhere to API España’s code of conduct.

An important organization within the region of Valencia (Comunidad Valencia, in Valencian: Comunitat Valenciana) and, therefore, for the real estate sector in Valencia, Castellon and Alicante. (which also includes the Costa Blanca) ASICVAL aims to professionalize the real estate sector and promote good practices among real estate agents.
To become a member of ASICVAL, real estate companies must meet certain criteria, such as a minimum of three years’ experience in the real estate sector, a physical establishment with identification as a real estate agency, relevant training, having liability and surety insurance, and meeting tax and legal obligations. It is also necessary to get a recommendation from an existing member of ASICVAL.

The Association of International Property Professionals is an UK non-profit organization that aims to promote and ensure standards and ethics in the international property sector.
The AIPP represents professionals and companies involved in buying, selling and investing in international property. It has members around the world, including brokers, developers, lawyers, financial advisers and other service providers in the real estate industry.
A company that is a member of AIPP indicates its commitment to high standards of professionalism, integrity and customer service. The association has rules of conduct with which members must comply. If there is a problem, the association helps resolve it. This ensures that consumers are protected.

Agente Inmobiliario Registrado literally means ‘Registered Real Estate Agent’. So this is the registration of estate agents in Spain. It is not a matter of: submit your details and you are a registered estate agent; an estate agent will have to meet certain professional standards and requirements in this regard as well. The title “Agente Inmobiliario Registrado” is awarded to estate agents who meet all registration requirements. The registration process includes obtaining specific training, passing an exam and maintaining professional liability insurance.
The Federación de Asociaciones Inmobiliarias, or Federation of Real Estate Associations, is an umbrella organization in Spain that represents and brings together various real estate associations.
FAI’s main role is to promote and protect the interests of real estate professionals in Spain. They act as a common platform where real estate associations work together, share information, promote standards and ethics in the sector and deal with important issues affecting the real estate market.
FAI also plays a role in promoting professionalism and setting quality standards within the real estate sector. They often offer training and educational programmes for real estate professionals to enhance their skills and knowledge. In addition, FAI liaises with government bodies and other stakeholders to represent the interests of the real estate sector and contribute to positive changes and developments in the industry.
