Districts and neighborhoods in Valencia
Valencia city is divided into 19 districts, which are further subdivided into 88 neighborhoods (barrios). Each district has its own character and features, and of course, its own price range.

1. Ruzafa (Eixample)
Not surprisingly, we start this list with Ruzafa, the neighborhood where our headquarters is located. Ruzafa, situated in the Eixample district, is one of the trendiest neighborhoods in Valencia and has been a popular place to live for several years. Here you’ll find a mix of locals and tourists. The apartments are often painted in pastel or bright colors, and the streets are lined with boutiques, terraces, and restaurants. Additionally, Ruzafa is the epicenter of the nightlife, with numerous bars and clubs. Although prices have risen due to its growing popularity, this area remains one of the most vibrant places to live.

2. El Carmen (Ciutat Vella)
If you prefer ‘Ciutat Vella’, the historic city center of Valencia, then the neighborhood of El Carmen is a great area to explore. The narrow, winding streets, colorful facades, and the fact that many streets are pedestrian-only make El Carmen a beloved neighborhood to live in or wander around. El Carmen is a tourist area with many restaurants and terraces, but despite this, you can still find quiet streets where you barely notice the hustle and bustle.

3. Arrancapins (Extramurs)
When clients ask us for a neighborhood that isn’t in the tourist area but is still close to the center and mostly inhabited by Spaniards, we usually recommend Arrancapins. This neighborhood is located in the Extramurs district, right next to the Ciutat Vella district, and thus very close to the heart of Valencia. Arrancapins is characterized by its wide streets and several large squares, where there is often plenty of (Spanish) life to be found. You definitely don’t need to leave the neighborhood for good coffee, a cozy terrace, or your daily shopping.

4. Cabanyal (Poblats Maritims)
Beach and sea lovers are in the right place in a city like Valencia, but if you really want to be within walking distance of the beach, then Cabanyal is a great neighborhood. It’s an old fishing district, which is reflected in the colorful houses. Many of these homes have been preserved in their original style, some renovated and some not. There are still many properties for sale that could use a renovation, so if you’re looking for a fixer-upper, you’ll definitely find one here. Due to the number of renovation projects still available, the average property price is relatively low, but this is just an average. Expect a higher price for homes that are fully renovated and move-in ready.

5. Gran Via / Canovas (Eixample)
Right next to Ruzafa, separated by the ‘palm tree street’ Avinguda del Regne, lies the Gran Via neighborhood. This area has more stately buildings compared to Ruzafa. The streets are also wider, and there is more greenery. What the two neighborhoods share is a wide range of restaurants, terraces, and nightlife options. Gran Via is often referred to as Cánovas, which refers to Plaza de Cánovas del Castillo, a lively square in the area. Property prices are slightly higher in this neighborhood, partly because it’s a more upscale area, but also due to the larger size of the apartments; in general, you’ll find spacious homes here.

6. El Pla del Remei (Eixample)
We’re staying in the Eixample district and within the luxury segment. We often get asked which is the most expensive and exclusive neighborhood in Valencia, and our first answer is always El Pla del Remei, the area around Mercado de Colón. In this neighborhood, you’ll find beautiful buildings with impressive facades, and the homes tend to be more spacious. El Pla del Remei offers various boutiques and specialty shops, as well as a few cafés and restaurants. Despite this, the neighborhood remains relatively quiet, especially considering that on one side you have the bustling shopping street Calle Colón, and on the other, the lively Gran Via area.

7. Monteolivete (Quatre Carreres)
If the Eixample district appeals to you, but you have a different budget in mind or are simply looking for a quieter place, there are two excellent options in the neighboring Quatre Carreres district: Monteolivete and En Corts. We’ll start with Monteolivete, which is ideally located between Eixample and the City of Arts and Sciences. A bonus is that you can easily walk or cycle into the Turia Park from here.

8. En Corts (Quatre Carreres)
En Corts borders directly on Monteolivete and the vibrant Ruzafa neighborhood. Like Monteolivete, it is a quiet area, though you will find slightly more high-rise apartment complexes here. En Corts is close to major roads leading out of the city, making it a popular neighborhood for those working outside Valencia. This also makes it an excellent area for rental opportunities! Furthermore, Parc Central is just a stone’s throw away, and in the coming years, it will become one of Valencia’s key development projects.

9. Patraix (Patraix)
If you’re looking for the tranquility of a Spanish village without leaving the city, Patraix is a great neighborhood to explore. Patraix was an independent municipality until 1870, which explains why it still retains a village-like atmosphere. There is a church, a covered market, and a village square with, of course, terraces. The quiet Spanish life passes you by here. And if you’re craving some bustle? You can simply walk to the center of Valencia!

10. Marxalenes, Morvedre, Trinitat (La Saïdia)
A three-in-one not to be missed in the search for great neighborhoods in Valencia: Marxalenes, Morvedre, and Trinitat, located in the La Saïdia district. These three neighborhoods are situated next to each other on the northern side of Valencia’s historic center, separated by the Turia Park. Here, you have the advantage of being right next to Turia Park, and if you cross the park, you’re already in the heart of Valencia. Additionally, Trinitat also borders the beautiful Jardin del Vivers park, which is not only a peaceful place to relax but also hosts events during the summer months.

11. Campanar
Very different from the previously mentioned neighborhoods, but definitely one worth mentioning. While Campanar is known for its many residential towers, this also makes it the perfect area to search for apartments that come with these features within the complex: ✔️ a swimming pool, ✔️ a padel court, ✔️ a fitness area. Additionally, Campanar is close to the Turia Park and well connected to the city center.
