Below is a step by step guide how to sell your property in Spain.

Step 1: Ask for your free valuation!

The first step is to find out what your property is worth in today’s market. Contact us and one of our property experts will visit your property and carry out a free valuation. Our property experts have many years of experience and knowledge about properties in Valencia region and will carry out extensive research to find out the ideal selling price for your property in Spain.

Prior to our initial visit we ask you to have all the property information to hand. This allows us to make an informed assessment of the value. The paperwork we ask for includes any technical information, floor plans and specifications. If you don’t have any of these, don’t worry as we will find out these details during our research. We will provide you with all our results and findings regarding the valuation of the property. Then it’s up to you to decide on your final selling price.

Step 2: List your Property

When you have decided on the selling price we will proceed with listing and marketing the property. A local property expert will contact you and make an appointment for them to visit your property and take some quality photos which will allow us to present and promote your property in the best possible way.
Our property expert may make some recommendations on ways in which you might like to improve your property to enhance its attractiveness and saleability. At the office we will collate all the relevant paperwork and information on the property and ask you to sign the sales Contract, where all conditions will be set out and explained to you. We will promote your property both via our local partners and via our web portals, to attract the most visitors to your property.
We will require the following information and documentation to carry out the listing (if you do not have some of this information just let us know and we will help you obtain it):

  • 199 euro per 12 months: 2 months featured on our websites, promotions via all our media channels (including news letter) ánd 2 Second Home Fairs in the Netherlands and Belgium.

Full name, address and contact details of all owners and Passport/N.I.E/DNI numbers Nota Simple of the property
(land registry report)
Year Built Last IBI Receipt (local property tax, paid yearly)
Amount of Community Fees First Occupancy License (if applicable)
Amount of IBI and Basura
(Local tax & rubbish collection payments)
Copia Simple de Escritura
(copy of title deed, if available)
Square Metres of the living area, terraces and plot (if applicable) Floor Plan (not essential).

Step 3: Viewings

Once we have carried out step 2, we will endeavour to show your property as many potential clients as possible. To achieve this, we recommend making your property as accessible as possible for multiple viewings, we are happy to keep a set of keys for convenience. If you reside in the property, we highly recommend keep your property in the best possible state before a viewing. We will always try to give 24h notice for viewings however this may not always be possible.

At Dream Properties International we feel that communication with our vendors is extremely important. Our partner will update you after every viewing, providing you with the client’s feedback at their earliest convenience following the visit.

Step 4: Offers & Reservation

As soon as we have an interested client, we will inform them of the buying process in Valencia (Our Step by Step Guide to purchasing a property). Once we are sure they understand the process and are happy to proceed, start the ball rolling by informing you of their wish to place an offer and reserve the property. There will usually be some negotiation regarding the selling price, included fixtures and fittings and completion dates as well as other aspects of buying a property.
We will mediate in any negotiation and once everyone agrees the next step is to sign the reservation form. At which point the buyer will place a reservation deposit with our partner or their lawyer. Once the reservation is taken and the reservation form is signed by both parties, we would have an agreed sale. At this point we would recommend contracting the services of a lawyer to carry out the rest of the processes. We can recommend a law firm for you if you do not have representation However, this choice is entirely up to you!

Step 5: Exchange of Contracts/Completion

At this point the buyer’s lawyer will carry out the necessary legal checks and processes and prepare for the next step, which can either be exchange of contracts or completion (depending on what was agreed in step 4).
Completion time is usually approximately 4 weeks; however, this can vary depending on the agreements made, and can be as little as 1 week. If the property has any debts (mortgage, community fees, utilities, etc.) will be settled or cancelled on completion. Completion is signed in a public notary and at this point you will receive payment. All copies of the keys must be handed over.

Fees & Taxes

It is important to be aware of the selling costs in Spain. The selling costs will depend on various aspects of the sale such as if a mortgage needs to be cancelled as well as other factors:
